Who is responsible when an apartment balcony is damaged?
Maintenance and repair of common property fall to the owners corporation, while owners repair what lies inside their own property. The NSW Government says that where it is unclear who should arrange a repair, the strata plan and by-laws should be checked.
What does an apartment building need before remedial work starts?
For class 2 buildings that kind of work falls under the DBP legislation. Before the work starts a registered design practitioner has to prepare a Construction Issued Regulated Design (CIRD), and a building practitioner then lodges it through the NSW Planning Portal.
